Formosa Gardens has updated their front gates to a virtual guard that gives you a contact-free entry to the subdivision, and you will be given a unique code for the front door and alarm system for your stay. You will not have to check in with anyone for your stay.
We have updated our cancellation policy due to the coronavirus, and have made it more flexible for cancellations. For a full refund, you must cancel 30 days before your check-in date, between 30 days and 14 days you will receive a 50% refund, and if you are within 14 days of your check-in, you will not receive any money back. If you have any questions about the cancellation policy or the property, please contact me. I know things are confusing right now, and we are here to help you.
Pool and spa heat is an extra $39.73 per night, this includes all taxes. The pool has been completely redone, with a new surface, a glass tiled border, and a friendly mosaic of dolphins at the bottom of the pool. We have updated the pool to be a saltwater pool with a brand new filter and gas heater. We have recently painted the exterior and interior of the villa, and have replaced the furniture in the living room, family room, dining room, kitchen, and the two twin bedrooms. Our Villa backs onto the beautiful Lake in the exclusive gated community of Formosa Gardens, giving plenty of privacy when you are enjoying the pool and spa where you can catch a glimpse of the fireworks from the Magic Kingdom and Hollywood Studios, we are minutes from Disney World. Formosa Gardens is located just off 192, giving you access to numerous restaurants and shopping. Everything you need is right out your door.
Our Villa is fully air-conditioned and, the living room, family room, games room, and each Bedroom have ceiling fans for extra comfort on hot days. Freshley painted in new colours both exterior and interior, and newly decorated inside, with new furniture, mattresses, and appliances.
Our villa has a fully equipped kitchen with gas stove, and gas BBQ for all your culinary needs. There is an eating area in the kitchen, as well we also have a dining room. It also includes a washer, dryer, iron, and ironing board.
We have two living areas, so you can spread out while there, the family room has cable T.V, DVD player, and an Xbox for your use while you are there. Each bedroom also comes with cable T.V. We offer free wifi and long distance to the U.S.A and Canada.
The master bedroom offers a king bed, and also has a lovely seating area for you to sit and relax, the master bath has a separate tub and walk-in shower, and has two sinks for your use. The second bedroom offers a Queen bed, and its own ensuite bathroom, with a walk-in shower. The next two bedrooms have 2 twin beds each and share the 3rd full bath. All linens, towels, and pool towels are provided for your comfort. The house also comes with a crib, bedding for the crib, and high chair for your use if needed.
The pool and spa are gas heated for an additional charge, and all doors leading to the pool area are protected with an alarm, to help make sure little ones can’t get outside without you knowing. The pool deck comes equipped with plenty of seating, lounge chairs, and tables for everyone to use, so you can enjoy and relax on your vacation. There is also a covered lanai area with cable tv, so you can enjoy the view of the pool and lake in the shade.
We offer a games room in the garage, which is equipped with a pool table, and foosball table, this room also has a T.V, and bar height table for your enjoyment.
Our home is locally managed, and they offer 24hr emergency service, so if any problems arise while you are there, they will be there to assist you when needed.
OUR COMMITMENT TO YOUR SAFETY
The cleanliness and safety of our home have always been of the highest priority. Our management company always maintains impeccable standards of cleanliness, presentation, and attention to detail.
In light of the Covid-19 virus, our management company has created and implemented a new regime that achieves the highest possible standards of cleanliness, sanitization, and disinfecting. This regime exceeds CDC guidelines, the code defined by the State of Florida’s governing body, and also the standards set out by other authoritative industry bodies and organizations.
We are 100% committed to doing everything possible to keep our guests as safe as we can. To this end, our normal cleaning regime has been enhanced as follows.
All staff who clean, service, and maintain our home have undergone extensive training in all aspects of the virus, Personal Protective Equipment, and the new cleaning/disinfecting requirements. This training will be ongoing to ensure a constant understanding of and compliance with developments.
All staff who clean, service, and maintain our home will use disposable gloves, face masks, protective bootees, safety goggles, and other protective equipment as required whilst working in the home.
The rigorous cleaning program that has always been in force has now been updated and enhanced to include extensive sanitization and disinfecting disciplines covering all major surfaces and frequently-touched areas and items. This includes, but is not limited to:
All major surfaces, doorknobs/handles, lock-boxes, electronic keypads, stair hand-rails, telephones, light switches, remote controls, refrigerator and appliance door handles, control knobs on cookers, microwaves, dishwashers, washing machines dryers & BBQs: sliding door handles, toilets, faucets, clothes hangers, touch-screens, play-sets/toys, cabinet & drawer knobs/handles: A/C thermostats: alarm panels: pool door alarm buttons inside & out: villa information folder: DVD players: Bluetooth speaker: alarm clocks: lamp knobs/switches: hairdryers: pool tables and equipment: air hockey tables, pucks & controllers: dartboards & darts: other games room equipment as required: furniture (surfaces of dining tables, coffee tables, end tables, dressers, chests & nightstands), chairs & stools, baby equipment, vacuum cleaner, and other home-based cleaning tools.
Subject to supply and availability, we also seek to provide liquid soap and washable cleaning cloths for you to use during your stay and thereby ensure the continued protection of your family whilst in the property.
Should you experience a technical or maintenance issue during your stay, many of these can be resolved over the phone with our management company. Should there be a need to attend the property for a maintenance item during your stay, the attending technician will adhere to established safety practices regarding PPE and social-distancing.
